Operation & Maintenance
Our technical operations management, property maintenance and building service are provided by Stadsmuren's sister company, Loudden
Building and Property Services, amongst others.
Loudden's services span everything from basic property maintenance to larger qualified
services, such as total conversion or renovation
of premises.
Loudden has centrally located offices and workshops at Odenplan in Stockholm.
Maintenance planning
Our managers have a proactive role and continuously adjust the property's management plan in response to future maintenance needs. The maintenance plan is therefore a living document in which established measures are continuously checked and their priorities re-assessed depending on the
technical and economic status of the property at any
given time.
When it is time to carry out maintenance, the manager takes in quotes.
Once these quotes have been assessed and services have been procured, the manager ensures that the maintenance work is carried out according to
contract, in terms of quality, finance and
schedule.
Budgeting
The budget for a property is a physical scenario
that is defined in figures. It is therefore the
person who knows most about the building, i.e.
the manager, that provides the accounts department with
information for the budget process.
The manager then compares results throughout the year with the budget he or she helped to draw up. The manager also deals with any deviations and is responsible for ensuring that corrective measures are taken in order to improve the status and finances of the property.
